At Taryn Ashley Homes, we run every project on transparency. Unlike many general contractors who offer lump-sum quotes based on vague estimates (and later hit you with surprises), we believe in full clarity around where your money goes.
How Our Pricing Works
1. Real Bids, Not Guesstimates
We don’t just throw out a number and hope it covers the work. We bring in our trusted network of licensed, experienced Subcontractors to bid each part of your project individually. That means:
Each trade (plumbing, electrical, tile, cabinetry, etc.) submits their own estimate
You get to review real numbers before approving anything
We all agree on costs before the first tool hits the job site.
2. Open Book Budgeting and Invoicing
It’s your money. You should know how it’s being spent. You’ll see where every dollar is going: labor, materials, permits, design, etc., so there are no mysteries.
Pay as you go: We bill twice per month, on the 15th and last day of the month, for any costs incurred during the prior work period. The invoice is broken down by line item and includes pdfs of any invoices from subcontractors so you know we’re billing you fairly.
3. Our Fee
Our fee is a flat 22% of the total project cost. This covers:
Full-service project management from pre-construction through move-in
Coordinating and managing all Subcontractors
Weekly site visits and check-ins
Budget + schedule tracking
Obtaining permits and city inspections
Post-construction support and ongoing maintenance help
Insurance and warranties
That’s it. No padding. No hidden markups. No games.
